What's actually in a fall maintenance visit versus a spring one?
Fall is about preparing for freeze: eavestroughs cleared after the leaves are down, exterior taps shut off and drained so they don't burst, drafts sealed, detectors tested, furnace filter fresh. Spring is about assessing what winter did: caulking and concrete checked, decks and fences after frost heave, screens back in, downspouts redirected where melt pooled. Same discipline, opposite direction — and doing both each year is what keeps the list short.
Why shut off outside taps — is that really necessary in Toronto?
Yes, unless yours are frost-free and even then it's cheap insurance. A hose bib holding water through a Toronto January can split inside the wall, and you find out in April when the wall gets wet with the first use. The fix is two minutes: close the interior shut-off, open the exterior tap to drain, done. It's the single highest-value item on the fall checklist relative to the damage it prevents.
Can't I do most of this myself?
Much of it, sure — and we'll happily tell you which items are safe DIY. Spring visits slot best from April once the melt has shown where the water goes. Standing clients get scheduled automatically in both windows.
What happens when you find something bigger during the checkup?
You get told plainly, with photos, and it goes in the visit notes — no scare tactics, no on-the-spot pressure. Small repairs we simply do as part of the visit. Bigger items get a separate free quote, and anything in regulated territory — electrical, gas, plumbing beyond like-for-like — gets routed to the appropriate licensed trade. The point of an annual home checkup is that you always know your house's honest condition.
